Selling a Property That's Anything but Ordinary
Not every property comes with a perfectly updated kitchen, a traditional floor plan, and all the modern conveniences buyers expect. Some properties are a little different, and those are often the ones that require the most creativity when it comes to marketing!
That's exactly what happened when I listed 84 Atchison Road in Springville, Tennessee, for $399,000.
This property had two separate living quarters, acreage, outbuildings, and a pond. There was a lot to love about it, especially for someone looking for space and a property with possibilities. But there was also something pretty important that buyers needed to know upfront: The property didn't have electricity or HVAC.
Now, imagine trying to explain all of that with a handful of listing photos and a short property description! I knew we needed a better way to help buyers understand what this property actually offered.
Showing Buyers What Made This Property Different
My sellers chose a listing agreement with a negotiated 7% total commission, and we developed a marketing approach built around the property's unique features.
Instead of relying on traditional listing photography alone, we incorporated a 3D tour that allowed buyers to explore the interiors of both buildings and follow the property all the way down to the pond. We also used drone photography to showcase the acreage, outbuildings, and how everything connected.
I wanted someone looking at the listing online to be able to understand the layout and possibilities before ever scheduling a showing. And just as importantly, I wanted them to understand the property's limitations.
Because here's the thing: Good marketing isn't about making a property look like something it isn't. It's about helping the right buyer recognize what makes it valuable.
When a property has unusual features or requires additional work, being upfront about those details helps buyers make more informed decisions. I'd much rather have someone understand what they're walking into than arrive at a showing with completely different expectations.
Sometimes Being a Realtor Means Doing Things a Little Differently
Here's something you probably wouldn't know from looking at the listing. My sellers didn't use social media, and they didn't have cell phones or internet access!
Think about how much of our daily communication happens through texts, emails, and online notifications. Now imagine coordinating an entire real estate transaction without those conveniences.
It required extra planning and a much more personal approach.
I handled the property's online promotion to get it in front of potential buyers, but my responsibilities didn't stop there. When offers came in, I worked closely with the sellers to review their options, understand the contracts, and navigate negotiations.
Every client communicates differently, and I believe it's my responsibility to adapt to what works for them. Some people want a quick text every afternoon. Others need a phone call or a face-to-face conversation. Either way, they deserve to understand what's happening with one of their biggest financial decisions.
That's one of my favorite things about real estate. It's never just about the property. It's about the people behind it, too!
So, How Did It Turn Out?
After 44 reported days on the market, 84 Atchison Road closed for $397,000, just $2,000 below its original $399,000 asking price. That's more than 99% of the original listing price, with no advertised price reduction.
For a property with such a unique combination of features and limitations, I was excited to help bring the sale across the finish line so close to its original asking price.
Of course, every property and every transaction is different, and no marketing strategy can guarantee a particular result. But this sale is a great example of why I don't believe in taking the exact same approach to every listing.
Maybe your property has an unusual floor plan, multiple structures, acreage, waterfront features, or something that makes it a little harder to compare with other homes. That doesn't mean we can't create a thoughtful strategy around it!
If you're thinking about selling in Springville, Paris, Henry County, or anywhere in our surrounding Northwest Tennessee communities, I'd love to take a look at your property, hear your story, and figure out how we can present it to the right buyers.
Because your property doesn't have to be ordinary to deserve extraordinary attention!
