You've officially listed your house. The photos look great, the sign is in the yard, and you're waiting for someone to fall in love with it. Except... nobody's calling. Or maybe you've had a few showings, but no offers. Either way, you're starting to wonder what in the world is going on.

Here's something that might surprise you. My first response isn't necessarily going to be, "Let's spend more money on advertising!" Don't get me wrong. I LOVE a good marketing campaign. But even the best advertising in the world can't fix every problem. Before we change anything, I want to figure out WHY your home isn't selling.

Are Buyers Even Seeing Your Home?

Let's say your home has been listed for 30 days, and we've only had two showings. The first thing I'd want to know is whether buyers are actually seeing our listing. I'd look at the available online activity, review our marketing efforts, and compare your home with similar properties currently on the market. Are our photos showing off the best features? Does our listing description give buyers a reason to schedule a showing? Are we communicating what makes your home special?

And here's another question I'd ask: Are similar homes getting showings while yours isn't? If buyers aren't noticing the property, we may need to rethink how we're presenting or promoting it. But before we start running more ads, there's something else we need to consider.

Is Your Asking Price Working Against You?

I know everyone wants to get the most money possible for their home. Believe me, I want that for you, too! But buyers aren't comparing your asking price to what you originally paid or how much money you've invested in renovations. They're comparing it to the other homes they can purchase right now.

Let's say your home is listed for $350,000, but similar properties with comparable features are selling closer to $320,000. We could create beautiful videos, run Facebook advertisements, and share your listing all over Northwest Tennessee. But if buyers believe they can get more for their money somewhere else, we may still struggle to generate offers. Marketing creates opportunities for buyers to discover your property. Pricing helps determine whether they see it as a good value. That's why I take both seriously.

What If We're Getting Showings but No Offers?

Now let's look at a completely different scenario. Your home has been on the market for three weeks. We've had 15 showings, but nobody has made an offer. Well, clearly we're getting people's attention! So what happens when they walk through the door?

This is when I'd start digging into showing feedback. Are buyers commenting on the condition of the home? Is there something about the layout they don't love? Are they touring your property and then choosing another home in the same price range? Maybe we're hearing the same concern over and over again. That information is valuable because it helps us decide what to do next. Sometimes the solution might be a simple improvement. Other times, we may need to revisit the price or adjust how we're presenting the property. Fifteen showings without an offer tells me something very different from two showings in 30 days. And those situations shouldn't automatically get the same solution!

What Is the Competition Doing?

Here's something I think sellers sometimes forget. Your house isn't competing against every house in Henry County. It's competing most directly with the properties buyers see as alternatives to yours. So I'd want to know what's happening with those homes. Have similar properties recently gone under contract? Have new listings entered your price range? Are competing sellers offering concessions or making price adjustments?

Let's say another home down the road is priced similarly to yours, but it has an updated kitchen and newer flooring. That doesn't automatically mean we need to renovate your house! But it does mean we need to understand how buyers might compare the two properties. Sometimes we can highlight features that make your home a better fit for certain buyers. Sometimes we need to talk about pricing. Either way, we're making decisions based on what's actually happening in the market.

When Would I Change the Marketing Strategy?

Now, let's say we've reviewed everything. Our pricing is competitive. The home shows well. The photography is strong. But we're still not reaching enough potential buyers. THIS is when I'd start thinking creatively about our next marketing move.

Depending on the property and the marketing services available, I might recommend a new video highlighting features buyers aren't noticing, a different digital advertising approach, or additional outreach to agents who may have interested clients. For some properties, a brokers-only showing event might even be worth considering. But I'm not going to recommend something simply because it sounds impressive. I want to understand what problem we're trying to solve and whether that particular approach makes sense for your home. That's the difference between having a marketing strategy and just doing more marketing.

What Happens If Our First Strategy Isn't Working?

We adjust! Real estate markets change. New properties become available, buyer preferences shift, and financing conditions can affect what people are comfortable spending. A strategy that made sense on listing day might need another look a month later, and that's okay.

What matters is having someone who's watching what's happening, asking the right questions, and helping you make informed decisions. I don't believe in listing a house, crossing my fingers, and hoping for the best. I believe in having a plan, paying attention to the results, and being willing to change direction when the information tells us we should.

Let's Make a Plan for Your Home!

If you're thinking about selling your home in Paris, Henry County, or the surrounding communities, let's talk before we ever put a sign in the yard. I'd love to look at your property, explain what it's competing with, and help you understand the pricing and marketing options that make sense for your goals. And if your home is already listed and things aren't going as expected, these are the kinds of questions worth asking.

Because getting your home on the market is one thing. Having a strategy to get it sold is something else entirely!
