Three Homes Sold Above Asking. Here's What They Had in Common!
Want to know something I absolutely LOVE about real estate? When my sellers put in the work to prepare their homes, we create a thoughtful plan, and then we get to celebrate the results together!
That's exactly what happened with three properties I sold in Northwest Tennessee.
Different houses, different communities, and different price points. But all three had something pretty exciting in common: They sold ABOVE their original asking prices!
And while every transaction has its own story, these three sales are a great example of why I spend so much time helping sellers prepare before their properties ever hit the market.
Let's Talk About These Three Sales!
First, there was 105 Able Street in Big Sandy, Tennessee. We listed the property for $170,000, and it closed for $178,000 after just one reported day on the market. That's $8,000 above the original asking price!
Then there was 115 Meadowood Drive in Springville, Tennessee. This property was listed for $195,000 and closed for $196,000 after five days on the market.
And finally, 2097 Vandyke Road in Paris, Tennessee. We listed this home for $200,000, and it closed for $208,000 after 15 days on the market. Another $8,000 above the original asking price!
Now, I would LOVE to tell you there's some magic formula that makes every house sell above asking price in just a few days. But that's not how real estate works, and I wouldn't be doing you any favors by pretending otherwise.
What I can tell you is that these sellers and I worked together on a few important things that helped position their homes for the market.
The Work Started Before the Listings Went Live
Each seller chose my listing package with a negotiated 6% total commission. Before the properties hit the market, we spent time reviewing the competition, discussing competitive pricing, and identifying what needed attention.
Because here's something I wish more homeowners understood: Getting your house ready to sell is about more than cleaning up before the photographer arrives.
It's about understanding what buyers are comparing your property to and making decisions that help your home stand out for the right reasons.
Think about it this way. If you're shopping for a home and have three properties saved on your phone, you're naturally going to compare them. You're looking at the price, location, condition, layout, and photos. You're trying to decide which one deserves a closer look.
That's exactly what I'm thinking about when I sit down with a seller to create a listing strategy.
And I have to give these sellers credit! They followed through on preparing their homes, which gave us a solid foundation for everything that came next.
Why Pricing and Marketing Have to Work Together
I talk about marketing a LOT, and for good reason! I want my listings to get attention, reach potential buyers, and present each property's best features.
But here's the thing: You can have beautiful photography and an incredible marketing plan, and buyers will still compare your home to everything else available in their price range.
That's why I believe pricing and marketing have to work together.
Before recommending a listing price, I look at comparable sales, current competition, and the features that make a property different. We talk about the market and the seller's goals, then develop a pricing strategy that makes sense for that particular home.
With these three properties, we established competitive listing prices, the sellers completed their preparation, and we moved forward with their marketing plans.
And in all three cases, the final sales price exceeded the original asking price!
Does that mean competitive pricing guarantees multiple offers or a higher sales price? Absolutely not. Market conditions, property characteristics, buyer demand, and negotiations all play a role.
But these sales demonstrate why I believe it's worth doing the homework before putting a sign in the yard.
What Does That Mean for YOUR Home?
Maybe you're thinking about selling in a few months, and you've already started making a list of everything you want to update. Or maybe you've been checking online home values and wondering what your property might actually sell for.
Before you start making expensive changes or settling on a listing price, I'd love to come take a look.
We'll talk about your goals, review the market, consider what buyers will be comparing your home to, and figure out which improvements are worth your attention.
You might need a few small changes before listing. You might need a different pricing strategy than you expected. Or you might discover your home is already in a great position to sell!
And that's why I love having these conversations early. The more we can plan before going live, the more intentional we can be about how we present your property.
These three homes had different stories, but they all remind me of something important: A successful sale is a team effort between a prepared seller and a Realtor with a plan.
If you're thinking about selling in Paris, Big Sandy, Springville, or the surrounding Northwest Tennessee area, I'd love to hear about your home and help you figure out your next step!
